1. “How long have you been operating?”
Experience matters in property. A company with a longer track record is more likely to have weathered market fluctuations and built solid industry relationships.

It’s worth knowing if the deals you’re being offered are available elsewhere or if they’re unique to the sourcing company.

3. “What happens if something goes wrong? How am I protected?”
This is a crucial question that can reveal a lot – so don’t settle for vague “guarantees” or reassurances.
At Property Hub Invest, we structure our deals so you NEVER have to put down more more than a 10% deposit – because this is the maximum amount that can be protected by a developer’s guarantee or insurance scheme. 4. “Do I have to use your solicitor?”
Some companies insist you use their solicitor, which might not always be in your best interest.
We’re happy for you to use whichever solicitor you prefer. We can recommend some if you’d like, and it’s often quicker and cheaper to use one solicitor who’s acting for multiple clients on the same development – but the choice is yours.
5. “How do you find your deals?”
This question can reveal a lot about a sourcer’s process and connections.
